Internet Marketing, Options, Terms and Conditions Agreement
AllDreamProperties.com agrees to help you get your property leased or SOLD!
AllDreamProperties.com is a successful marketing tool owned by a local real estate company called Unlimited Properties (907.677.0323). They have a team of experienced professional realtors ready to help you accomplish your goals quickly and efficiently.
AllDreamProperties.com provides options tailored to your real estate situation including a wide price range giving you maximum exposure with as little self-involvement as you desire.
AllDreamProperties.com gives the FSBO additional marketing through the internet, fundamental marketing tools, and the ability to work with a team of realtors that does nothing else besides making selling and leasing properties their highest priority.
Seller/Owner Options:
For $1,000 fee up front OR $500 fee up front and $1,000 at closing of the property the seller will get:
- Professional looking signs with a flyer box attached
- Access to direct property profile information, download and print your own professional flyers from the site
- An editable listing on AllDreamProperties.com
- Consultations with our professional real estate team members (licensee)
- Use of professional directional open house signs
Professional Representation Four Options:
(require additional signed agreements prior to activity)
- 1 percent commission fee paid if Seller/Owner initially procures buyer/tenant
- 3 percent commission paid for a buyer/tenant that is procured by the marketing efforts of the real estate company that owns AllDreamProperties.com
- 4 percent commission paid if an outside independent realtor chooses to bring their buyer/tenant. 3 percent to the other realtor and 1 percent to the Real Estate Company that owns this AllDreamProperties.com
- 6 percent commission paid at closing if the Seller/Owner chooses to list their property on the MLS with the Real Estate Company that owns AllDreamProperties.com, along with leaving it listed on AllDreamProperties.com
(These four options shall include: Writing of the Purchase and Sale Agreement, making necessary appointments with lenders, inspectors, appraisers, and title companies) All commissions are paid on top of the fees paid to AllDreamProperties.com.
Seller/Owner Conditions:
- To hold open houses at least every other Sunday from 1-4pm. (Statistics show that this is the optimal time frame to generate maximum exposure)
- Put their home on www.Craigslist.com at least once per week.
- Email all inquiries to info@alldreamproperties.com for independent follow-up feedback and pre-qualification.
- Keep their property in great showing condition and be willing to make necessary changes to compete with the market conditions.
Terms of this agreement:
- From the first day the property is listed on this site, it shall be marketed by All Dream Properties .com, until the Seller/Owner sends an email to info@alldreamproperties.com to inform All Dream Properties .com of a sale/closing date, the title company they want to use, if they want representation and/or cancellation of the listing.
- Once listing fee is paid, there are no refunds. If seller/owner chooses to remove their property from the market, their fee can be applied to a future sale or the sale of another property. If there is a price increase by AllDreamProperties.com in the interim, Seller/Owner shall be offered all the same services for the original price, up to five years in the future.
- Seller/Owner shall make their property available to show within 24-hour notice. Property shall be in desirable showing condition, ready to compete with the market conditions.
Example of savings:
Take a $300,000 property that would typically have a commission fee of between $15,000 and $21,000. This same property could be SOLD for as little as $1,000 with the help of AllDreamProperties.com.
